PROPERTY MANAGEMENT TAKE-OVER
We have a well established and organized management take-over system ensuring a smooth and orderly transition.
Upon being retained, we will immediately undertake the following in order to integrate your property into our management system efficiently:
- Conduct a physical inspection of the property
- Review all leases and prepare a synopsis for each lease
- Analyze existing billings, tenant arrears and other receivables to determine if collection action is required
- Review existing service contracts for quality levels and price competitiveness and determine whether cost savings or a better level of service can be achieved
- Review and analyze property tax bills, insurance costs, and other expenses to determine whether cost savings can be achieved
- Design and implement preventive maintenance programs for the building, HVAC, signage, parking and landscaped areas
- Establish banking, accounting and reporting systems in consultation with the client
